This townhouse located within minutes to Mission Bay beach is a quiet seclusion and yet so handy to all amenities. The 3 bedrooms are located upstairs and have 3 bathrooms for your comfort. The living area is spacious, open plan to the dining area, kitchen and the totally private courtyard. The townhouse is fully furnished, comes with fresh linen and towels and is serviced weekly.
The townhouse and complex are smoke free, this includes e-cigarettes.

Off-street car parking (1) is in the garage and you can park another
small car in the garage if you are careful. You have guest parking for
short visits in front of the home. BUT please be respectful of your
neighbours. Please be mindful to not block the driveway access to the
other townhouses. Temporary parking is parallel to the kitchen window.
Your neighbours’ names to the left of you are Bob and Sue Blakey and
the middle unit Sonia and Luke. Neighbours are aware of your tenancy
and will be most helpful if needed.

Gardens will be maintained regularly if you see anything needing
attention please advise Quinovic Viaduct Office.

To enter the house

· Please use the key provided to open the home.

Information about your house and how to locate your house

· 7B Atkin Avenue is off Tamaki Drive approximately 10 minutes’ drive from
the CBD of Auckland

· Turn into Atkin Avenue and when you see the driveway to the rear sections
of 7 Atkin please drive slowly down the driveway. (It is a share driveway).

· You are only a short walk away from the cafes, Movie theatre &
restaurants, of Mission Bay. Black Sugar do a nice meal and Ruan Thai has
good reasonable and quick Thai food.

· The city circuit Link buses pass in both directions on Tamaki Drive
around every ten minutes. There is a bus schedule in the right had top
drawer of the side board in the lounge.

· The house has a secluded deck facing north-west capturing all the
afternoon sun, ideal for entertaining.

  • Weekly Servicing
    is done on the anniversary of the day of your arrival, the cleaners
    have their own access keys and will be there after 10am. Beds are
    remade with freshly laundered/ironed linen, towels etc are replenished.
    The bathroom is cleaned and the kitchen is given a wipe down. The
    apartment is dusted and floors vacuumed and/or washed. The balcony is
    swept/washed and windows where accessible are cleaned. We do not wash
    your dishes as all apartments have dishwashers for this purpose. Please
    remove your rubbish daily to the dedicated areas within the complex.
    Should you leave the apartment in an excessively dirty state you will
    be charged a departure surcharge.

· Please note that the housekeeping teams are not based on site and should
you turn them away when they arrive, a return surcharge of $65 will then
apply. However if you do wish to amend your housekeeping day please send us
an email the day before and we will confirm the change.

Special Instructions

· Rubbish bins are located inside the garage and need to be put out on
Wednesday evening for collection early the next morning. Please place
household rubbish only in the RED lidded bin. Recycling is collected every
second week - the recycle bin has a BLUE lid into this you can put paper,
glass, tins and hard plastic containers. There is a clear plastic bin to
place recycling items as you discard them. The Blue Bin in due out
Wednesday 3rd February and fortnightly after.

· Please do not put hot items on the bench top. Use the supplied pot stands
one wooden and one tiled. Copping boards are supplied to avoid using the
bench top.

· It is recommended that dishwasher powder be used in the dishwasher.

· Washing machine is self-explanatory, there is a dryer

· Please ensure the property is ventilated, especially when showering or
using the dryer as condensation builds up on the bedroom windows and
encourages mould to grow where the water pools.

  • TV and DVD
    TV remote to turn TV / DVD on (green power button), then use the
    smaller remote to change channels.

· To play DVD turn the TV on with remote then use the DVD remote

  • NO SMOKING INSIDE the house at all times, please

· Please return all keys to our office on departure. If vacating after
hours or on the weekend, please leave them on the kitchen bench.

  • CHECKOUT TIME IS 10 am, please ensure all the dishes have been done
    and put away in the cupboards, and take all your rubbish down to
    the bins outside.

We would appreciate it if you are able to open windows while you are in
residence to keep the air fresh. Remember to secure all doors and windows
when absent.


Included within your tenancy are the following: Water & Power:
Electricity to the value of $250.00 per month. Water to the value of $50.00
per month. Any excess to the above amounts will be charged against your
credit card or invoiced to the tenant. Stays for less than a month will
have charges prorated to a daily amount and then shared over then
calculated/charge according to the length of stay.

Fire Evacuation Plan

Please ensure that you know where to exit the house in case of a fire.

There are two active smoke alarms – one in staircase and one upstairs in
the main bedroom.

They are sensitive to smoke, so if you burn toast they will go off.

Payment Policy

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.
