TERMS AND CONDITIONS
Cancellations made with less than 48 hours notice will incur a fee equivalent to 1 night's accommodation.
Check-in is between 2pm and 6pm. Arrivals outside these times require prior approval, please contact us.
Checkout is between 8am and 10am. Late checkout requires prior approval.
Visitors are not permitted in the rooms after 10 pm. Any damage to the room or property may be charged to the registered guest and for any resulting loss of income or replacement of property, if applicable.
This is strictly a smoke and vape free property, except for the designated smoking area.
Payment Policy
Credit cards will be charged at time of booking for non refundable or pre-paid reservations.
For all other bookings your credit card will not be charged in advance but is held as security against your reservation and utilised for any applicable cancellation or non-arrival fee, charges made against the room and any damage caused by misuse or carelessness.
Unless prepaid, payment will be processed on the day of check in.
A credit card is to be provided to cover all charges that may be made against the room. If no credit card details are provided payment of all accommodation charges plus a $200 bond is required at check-in. Any unpaid account will incur late payment fees and collection costs.
Cancellation Policy
A cancellation less than 48 hours from 10:00am of the arrival date will incur a charge of one night’s tariff. A “no show” or failure to arrive will incur a charge for the total value of the reservation.
Non Refundable Prepaid Rate Bookings will not be refunded if cancelled or modified.
Child Policy
Children over the age of two years will be charged to the account as an additional occupant. A Portacot for under one year old is available provided the room is suitable (subject to availability).
Persons under the age of 16 years may not occupy a room on their own.
Check In Policy
SMOKING/VAPING: For the comfort of all our guests this is strictly a smoke and vape free property, except for the designated smoking area.
Smoking or vaping anywhere on the property other than the designated area will incur a $200 fee.
VISITORS/NOISE/PETS: Visitors are permitted at management discretion, until 10pm. (Maximum 2 visitors per room).
The registered guest is responsible for the behaviour of all visitors whilst on the property. Any damage or expense from deliberate or reckless acts will be charged to the registered guest.
Intoxicated guests or visitors who become rowdy and unruly will be evicted. Any valid complaints from other guests about noise or inappropriate behaviour will result in eviction of both guests and/or visitors and the local police will be advised.
PETS not permitted on the property.

EXTRA PERSONS: Any extra people staying not declared in the booking may be asked to leave, and additional charges may be added to the account.
CLEANING: Cleaning standards are high, and we expect the room to being left tidy. Management reserve the right to charge an additional $100 if the room is left in such a state that additional cleaning is required. We reserve the right to charge for loss of income if the room cannot be made available due to additional cleaning requirements.
