1 Bedroom Cottage — Per NightCharming 1 bedroom Cottages offering quality, self-contained accommodation for singles/couples wanting a convenient base to explore the area.
All Cottages are privately nestled within our landscaped park grounds. Each has a kitchenette, ensuite bathroom with shower, lounge area with TV, own outdoor area with picnic table and access to a shared BBQ. Standard option is a Queen Bed. Accessible House — Per NightOur 2 Accessible Houses offer guests wheelchair-friendly facilities alongside all the deluxe fixtures of our other Garden View Houses.
These one-level, 3 bedroom houses have been designed for guests who are wheelchair users or have reduced mobility. Sleeping up to 6 people (including infants), each house offers an accessible main bathroom and kitchen (fully-equipped), wide doorways and a large deck with a dedicated mobility parking space. Payment Policy
A non-refundable deposit is required to confirm a booking. Our standard DEPOSIT is 1 night's rate with the BALANCE due 30 days before arrival. Where your arrival date is less than 14 days away, full payment is required upon booking. During our PEAK & SHOULDER SEASONS, the deposit is 2 nights with the balance due 90 days before arrival. PLEASE NOTE: All payments made by credit card incur a surcharge.
Cancellation Policy
Deposits are non-refundable. If cancelling more than 30 days before expected arrival date (or 90 days for Peak and Shoulder Season bookings), any payments made (including the deposit) may be transferred to an alternative booking within 12 months of the cancelled booking. One transfer only. If cancelling within 30 days from expected arrival date (or 90 days for Peak and Shoulder Season bookings), any payments made will be forfeited and no refunds, transfers or credit will be given. Credit card surcharges, late arrivals, early departures and “no shows” are non-refundable and not transferable. We recommend that you obtain travel insurance in case of unforeseen circumstances.
Child Policy
Campground: When applicable, child rates apply to ages 2-14 years. Infants under 2 years are free.
Accommodation: Infants under 2 years are free unless they require the use of a bed or bed linen. In the Houses, an infant is still counted in the maximum capacity of 6 people. The use of a Port-A-Cot and a High Chair are available at additional cost (subject to availability).
Parental control and supervision of children is required at all times.
Check In Policy
Check in: 3:00pm - 6.00pm / Check out: 10.00am. Please come to the Office upon arrival and our on-site Managers will show you to your unit/campsite. If you will be arriving after hours, please let us know in advance so we can make arrangements for key pick up etc.

We are SMOKE FREE: Including the use of e-cigarettes and vaporisers/vapes.
Low Noise Policy: Quiet time is from 10.30pm and we do enforce this.
Pets: No pets (except Service Dogs) are permitted on-site.
Alcohol and Drugs: Alcohol can only be consumed in your allocated unit/campsite. Excessive drinking and loud parties are forbidden. Illegal drugs are not permitted at any time; immediate removal from Flaxmill will result.
Campers: Due to fire safety regulations there must be at least 1.5m between any two tents. If plugging into power you must have an approved RCD safety switch lead at least 10m in length.
Campervans/Motorhomes: All Caravans/Camper Vans must have a current warrant of fitness and comply with NZS3001:2008 and LPG Standard NZS 5428:2006.
EV Charging: We have 2 dedicated power outlets available for EV charging on a first-in, first-served basis at a cost of $10 per 4 hours. EV charging is not permitted from any other power source within the Flaxmill premises.
Not For Profit bookings:
Access to the special Not For Profit rates is given to organisations registered with Big Toe Foundation, their team members, and in certain situations (where mutually agreed), clients that an organisation is supporting. For team members or clients booking directly with Flaxmill, these rates apply to bookings for your use only and cannot be transferred to, or used by, extended family or friends. Your status as a team member or client will be verified with the nominated Authorised Contact for the organisation before your booking will be confirmed. We reserve the right to deny access to these special rates and/or cancel a booking if we cannot confirm your eligibility. Flaxmill reserves the right to cancel tenancy of any person (or group) who, in our opinion, are behaving in an objectionable manner or contravene our Conditions of Occupancy (see our Terms and Conditions). There will be no refund of fees paid.
