Located on the first floor this air conditioned apartment overlooks the boats moored in the Viaduct. Three double bedrooms with two bathrooms (the Master has an ensuite) the apartment has a large living area plus two conservatories to catch both the morning and afternoon sun. The apartment has two king beds which split into twins if required, plus a queen bed in the third bedroom. Smart TV and Wifi included. The kitchen is fitted out for you to cook.

This apartment includes a secure carpark.

A starter pack of bathroom and kitchen condiments are included, fresh linen and towels, with the apartment being serviced weekly. No smoking or e-ciagrettes in the apartment.

To enter the apartment building from Halsey Street




  • Place round swipe against black pad to left of main front gate to
    unlock. Walk across the carpark area to the Stratis building in
    front of you. The entrance is on your right down the stairs beside
    the waterway. Take the second lift on your left to level 2, (you
    will need the silkey to use the lift) turn right and your apartment
    210 is the apartment at the end.





To locate your car park




  • From Halsey St, take the down ramp at the left hand side of the
    main entrance (signage that says “79 – 89) and place round swipe
    against black pad on your right from a post hanging from the
    ceiling to unlock the iron grille. Drive straight to the far wall
    then turn right. The space is on your left – S6





  • Exit into the carpark by the exit doors opposite your carpark, turn
    left. Take the lift to your apartment. Remember you will need your
    silkey to call the lift. If your silkey does not work you are
    standing at the wrong lift.





General Information




  • There is a plastic lidded bucket under the kitchen sink, please use
    this for your kitchen rubbish (line with a bag) and empty it daily
    down the rubbish shute which is located by the door to the
    stairs/lift outside your front door. For recycling please take down
    to the rubbish room in the carpark.





  • To turn TV on use red on/off button on the Panasonic remote.
    This TV is smart and will go into hibernate
    if you haven’t used the remotes for a while – if when you turn it
    on and you have a divided screen push the main select button on the
    Panasonic remote.





  • The extra linen/duvets for the chair beds in the back conservatory
    and when the beds in the master bedroom and bedroom 2 and split are
    stored in the wickers baskets located in lounge and the back
    conservatory.




Please do not use these without permission from our office.




  • It is recommended that dishwasher powder be used in the dish
    drawer. Please wash dishes before checkout.





  • NO SMOKING inside the apartment please, this includes the
    conservatories. Breaches of this condition may result in a
    spring-cleaning charge of up to $1000 per occurrence. Any stains
    made on carpets or furniture during a tenancy will be
    professionally cleaned at the end of the tenancy at the tenant’s
    cost.





  • Cleaning is done weekly on the anniversary of your arrival, the
    cleaners have their own access keys and will be there after 10am.
    Beds are remade with freshly laundered/ironed linen, towels etc are
    replenished. The bathroom is cleaned and the kitchen is given a
    wipe down. The apartment is dusted and floors vacuumed and/or
    washed. Balconies and courtyards are swept. We do not wash dishes as all apartments
    have dishwashers for this purpose. Please remove your rubbish daily
    to the dedicated areas within the complex. Should you leave the
    apartment in an excessively dirty state you will be charged a
    departure surcharge.





  • CHECKOUT TIME IS 10 AM. If you require a later checkout please
    contact us before the departure day to see if this is possible, but
    if the cleaners arrive and you are still in residence there is $45
    late checkout surcharge





  • At check-out, remove carpark from carpark and then leave keys
    inside the apartment. Ensure the door lock is turned to horizontal
    position (or door will not lock behind you). If keys are not left
    in the apartment we will charge a $150 recovery/replacement fee.
    Please clean all your dishes and remove them from the dishwasher.
    Take all your rubbish to the bins in the garage.






  • Please be aware that Lighter Quay is a residential complex and
    respect your neighbours with regard to noise. Should the security
    guard be called to your apartment due to a complaint then you will
    be liable for this call out fee. We also have the right to evict
    due to breaking of body corp rules.







Electricity



Included within your tenancy are the following: Gas, water & Power:
Gas, where connected for cooking/heating, to the value of $50 per month.
Electricity, to the value of $200.00 per month. Water to the value of
$100.00 per month.



Any excess to the above amounts will be charged against your credit card or
invoiced to the tenant. Stays for less than a month will have charges
prorated to a daily amount and then shared over then calculated/charge
according to the length of stay.

Internet Installation – please do NOT reconfigure this connection or move
to another room. If there is a fault please first reboot by disconnecting
from the wall and leaving for 5 minutes then reconnect. If there is still a
problem contact your provider, Vodafone, via their help desk 0800 438 448
and quote your user name: Lighter Quay Stratis 210. Tampering with the
equipment connection itself could result in a call out fee from the
provider.



There is an ethernet cable in the top drawer of the side board should you
wish to connect with this.

Payment Policy

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.
