Three bedroom fully furnished townhouse on the edge of the City in Freemans Bay; best of both worlds. A quiet suburban street yet close to Victoria Park, New World Supermarket. and a short walk to the city CBD or public transport at the end of the street.
Ground floor has the car garage, laundry and single bedroom.
The first floor has open plan living with the lounge, dining and kitchen. Ranchsliders on both sides of the room can be opened to enjoy the indoor outdoor feel. TV and Wifi included.
The top floor has the Master bedroom with a king that can be split on request for a fee, second bedroom with twin beds or made to a king for a fee and the bathroom.

A starter pack of bathroom and kitchen condiments are included, fresh linen and towels, with the apartment being serviced weekly.

Garage attached; will take a standard vehicle but not a long or high vehicle.

Double garaging is accessed through driveway.  Please be mindful to not block the driveway access or to park in the driveway.


 


Gardens will be maintained regularly if you see anything needing attention please advice Quinovic Viaduct Office.


 


To enter the house


Enter down the path to right of the complex (not via the driveway)


  • Please use the key provided to open the front door. Make sure you switch off the Alarm which is located on the wall inside the front door. The code is 6691#. No other buttons are required just the 4 digit code. If you enter the wrong number press # which will clear the memory and start again. To set the alarm just push 1 #.

  • If you set the alarm off by mistake just press 6691#

  • The alarm is not monitored, however any questions please call Quinovic Viaduct 0272999122 David Graham

 


Information about your house and how to locate your house


  • Ireland St runs between Middle St & Scotland St behind the New World Supermarket on College Hill Rd.

  • Turn into Scotland or Middle St’s from either College Hill Rd or Franklin Rd.

  • You are only a short walk away from the owner cafes, shops and restaurants, of Ponsonby Road.

  • The city circuit Link buses pass in both directions on College Hill Road every ten minutes.

 


  • Weekly Servicingis done on the anniversary of the day of your arrival, the cleaners have their own access keys and will be there after 10am.  Beds are remade with freshly laundered/ironed linen, towels etc are replenished. The bathroom is cleaned and the kitchen is given a wipe down. The apartment is dusted and floors vacuumed and/or washed. The balcony is swept/washed and windows where accessible are cleaned. We do not wash your dishes as all apartments have dishwashers for this purpose.  Please remove your rubbish daily to the dedicated areas within the complex.  Should you leave the apartment in an excessively dirty state you will be charged a departure surcharge.

 


  • Please note that the housekeeping teams are not based on site and should you turn them away when they arrive, a return surcharge of $65 will then apply.  However if you do wish to amend your housekeeping day please send us an email the day before and we will confirm the change.

 


Special Instructions


 


  • Rubbish bins are located are outside the back door need to be put out on Tuesday evening for collection early the next morning. Please place household rubbish only in the RED lidded bin. Recycling is collected every second week - the recycle bin has a BLUE lid into this you can put paper, glass, tins and hard plastic containers. There is a clear plastic bin to place recycling items as you discard them.

  • Please keep both rubbish bins inside the garage until day of collection.

  • It is recommended that dishwasher powder be used in the dishwasher.

  • Washing machine is self-explanatory, as is the dryer.

  • To switch off the Range hood – Please push button at the highest speed and hold it for a few seconds and this will then switch it off

  • Please ensure the property is ventilated, especially when showering or using the dryer as condensation builds up on the bedroom windows and encourages mould to grow where the water pools.

  • TV and DVD TV remote to turn TV / DVD on (green power button), then use the smaller remote to change channels.

  • To play DVD turn the TV on with remote then use the DVD remote

  • NO SMOKING INSIDE the house at all times, please.

  • Lock the door from the inside and exit via the garage. Please return all keys to our office on departure.  If vacating after hours or on the weekend, please leave them on the kitchen bench.

  • CHECKOUT TIME IS 10 am, please ensure all the dishes have been done and put away in the cupboards, and take all your rubbish down to the bins in garage.

 


We would appreciate it if you are able to open windows while you are in residence to keep the air fresh.  Remember to secure all doors and windows when absent.


 


Electricity


Included within your tenancy are the following: Water & Power: Electricity to the value of $200.00 per month. Water to the value of $100.00 per month. Any excess to the above amounts will be charged against your credit card or invoiced to the tenant. Stays for less than a month will have charges prorated to a daily amount and then shared over then calculated/charge according to the length of stay.


 


Fire Evacuation Plan


Please ensure that you know where to exit the house in case of a fire.


There are three active smoke alarms – one downstairs and two upstairs in the hall.


They are sensitive to smoke, so if you burn toast they will go off.

Payment Policy

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.
